Our Team

Dirk A. Hill

Chairman & Co – Founder

Dirk began HNB Services, LLC in 2013 helping establish and overseeing the operations of the SDVOB in 5 states including D.C. His responsibilities include the preparation and negotiation of bids in the Federal, State, and Local governments in addition to commercial and educational properties all while maintaining corporate and client relations.

Dirk holds an A.A.S. degree in Construction Management from Aims Community College in cooperation with Colorado State University.

He was medically discharged after his 5 years of service with the United States Army as an Operations Sergeant, Bomb Squad Lead, and Heavy Equipment Operator.  His commendations include Armed Forces Expeditionary Medal, Army Achievement Medal, Army Commendation Medal, Good Conduct Medal, National Defense Service Medal, Armed Forces Service Medal, NATO Medal, Overseas Service Ribbon, Weapons Expert Badge, Airborne Air Assault, Driver Mechanic, and Bronze German Armed Forces.

Tom Brennan

President & Co‑Founder

Tom Brennan is the driving force behind HNB Services, LLC, a service-disabled veteran owned business, bringing over three decades of entrepreneurial success, operational leadership, and industry insight to every project. As the Co-Founder & Principal, he has helped grow HNB into a $20 million-a-year general contracting, construction management, and facilities management firm known for its integrity, reliability, and results-driven approach.

Tom began his business journey in 1987, founding United Building Services, Inc., a commercial building maintenance company he grew to over $12 million in sales. From there, his entrepreneurial spirit led him to a role as a partner in Connector Specialties Co., Inc., where he spearheaded online sales growth in the MilSpec Connector industry; an initiative that culminated in a successful acquisition by a national buyer.

In 2013, Tom launched HNB with a vision to deliver exceptional construction management and general contracting services that clients can trust. Under his leadership, HNB has developed a strong reputation for quality, transparency, and hands-on project oversight. Whether it’s a complex commercial build or a large-scale renovation, Tom ensures the same level of commitment and precision to each project.

Committed to impacting communities beyond the job site, Tom champions HNB’s philanthropic outreach and veteran-hiring initiatives, reinforcing the company’s standing as a proud Service-Disabled Veteran-Owned Small Business.

His passion for innovation and problem-solving doesn’t end at the jobsite. A lifelong car enthusiast, Tom has turned his personal interest in vehicles into a professional pursuit as well; co-founding Balanced Engineering Solution, LLC in 2018 to revolutionize on-car diagnostic and ride performance technology.

What ties all of Tom’s ventures together is a deep dedication to excellence, a focus on building lasting relationships, and a straightforward, honest approach to doing business. Tracee Cutair

Chief Operating Officer

With more than 23 years of progressive experience in commercial real estate, Tracee serves as Chief Operating Officer at HNB Services, where she leads operational strategy, business development, and organizational growth initiatives. A results-driven executive with deep expertise in real estate economics, property development, and portfolio management, she brings a disciplined, customer-centric approach to every aspect of the business.

Prior to joining HNB Services in 2024, Tracee spent over two decades at Hill Management Services, Inc., where she oversaw a diverse portfolio of commercial assets for one of the region’s most prominent privately held development firms. Her long-standing leadership in property and asset management established a track record of driving value creation, maximizing NOI, and fostering long-term tenant relationships.

Bryan Steven Byrd

Sr. Vice President of Construction

Bryan Byrd brings over 40 years of leadership in construction and development, with a specialized focus on mixed-use, multifamily, healthcare, hotel, and large-scale renovation projects. As Managing Partner at HNB, he oversees construction operations across all phases, from pre-construction and estimating to execution and close-out, ensuring alignment with budget, schedule, and quality standards.

His career includes senior roles at McHenry Development, Vericon Construction, and F.M. Harvey, along with founding and leading Peak Contracting for nearly two decades. Bryan’s expertise spans design-build delivery, government and utility coordination, and high-stakes stakeholder management. He is a Certified Construction Manager and a licensed contractor in the State of Maryland.

A. Scott Germer

Vice President of Construction

As Vice President of Construction at HNB, Scott brings over 38 years of industry experience and strong leadership to the company’s construction operations. He leads diverse project teams across commercial, education, healthcare, life sciences, government, and sports facility sectors, driving operational excellence and fostering a collaborative culture.

Scott leverages his LEED AP BD+C accreditation and BIM certification to promote sustainable design and advanced construction technologies. He is committed to delivering projects on time, on budget, and with exceptional quality, while building lasting partnerships with clients, architects, subcontractors, and internal teams.

At HNB, Scott’s focus is on continuous improvement and ensuring every project reflects the highest standards of craftsmanship, communication, and client satisfaction.

Samantha Schwartz-Jones

Project Coordinator

Samantha brings more than 15 years of experience in property management, sales, and event coordination across the real estate and hospitality industries. As Project Coordinator at HNB, Samantha plays a vital role in supporting construction and operations teams, ensuring timely communication, documentation, and coordination across stakeholders and vendors.

Prior to joining HNB Services, Samantha held operational roles at Hill Management Services, Bozzuto, Morgan Properties, and Continental Realty Corporation. Her diverse background includes experience in leasing, asset operations, tenant relations, and marketing. She began her career in events and marketing with Landry’s Restaurants, where she managed onsite and offsite corporate functions.

Known for her organizational skills, customer-first mindset, and collaborative approach, Samantha contributes to the efficiency and professionalism of project execution across HNB’s portfolio.

Sydney Rose

Director of Strategic Growth

As the Director of Strategic Growth at HNB Services, Sydney leads business development, client acquisition, and strategic marketing initiatives that drive growth across general contracting, construction management, and facilities management services. She is dedicated to expanding HNB’s market presence by building strong client relationships, identifying new opportunities, and forging partnerships that support long-term success.

With expertise in business development, digital marketing, and industry outreach, Sydney connects HNB’s construction and facilities solutions with the evolving needs of clients in commercial real estate, retail, and property management. Her ability to combine creativity with strategy ensures HNB not only grows its client base but also strengthens its reputation as a trusted general contractor and facilities services provider.

An active member of BOMA, NAM, NAIOP, IFMA, and ABC, Sydney is deeply engaged in the commercial real estate and facilities management communities. Through her leadership, HNB continues to expand its influence, deliver exceptional service, and build lasting industry partnerships.

Thomas Tolton

Project Manager

Thomas is a Project Manager at HNB Services, where he has overseen numerous government and state contracts since 2021. With a proven ability to manage complex facilities projects, Thomas ensures every initiative is delivered on time, on budget, and to the highest standards of quality. His leadership plays a key role in advancing HNB’s reputation as a trusted partner in general and government and commercial facilities services.

Originally from South Dakota, Thomas grew up on his family’s cattle ranch and is a proud member of the Cheyenne River Sioux Tribe. He earned his B.A. in Political Science with distinction from Yale University in 2016 and later pursued a Master’s degree in Education from Johns Hopkins University, specializing in Giftedness and Talent Development.

Thomas brings diverse professional experience spanning wealth management, large-scale agriculture, education, sales, and business consulting. His background across multiple industries gives him a unique perspective on problem-solving and client service. His skills directly inform his approach to project management. He is especially passionate about advancing disability rights and expanding access to resources in underprivileged communities.

At HNB, Thomas combines his project management expertise with a commitment to client success, ensuring each facilities contract supports long-term growth, compliance, and value for government and commercial partners alike.

Katie Webster

Project Manager

With over 10 years of experience in sales, project management, residential design, and client relationship building, Katie brings a detail-oriented and creative approach to every project at HNB Services. She holds a Bachelor of Science in Design Studies from West Virginia University and has built her career around turning complex design concepts into successful, on-time project completions.

Her background includes five years with California Closets, where she specialized in high-end interior storage solutions and managed design projects from start to finish. Katie’s expertise spans interior space planning, custom design consultation, and client success. She is highly skilled at translating project goals into functional, visually impactful results that reflect both quality and precision.

Katie is known for her outgoing personality, strong communication skills, and ability to thrive in fast-paced, collaborative environments. She brings a mix of creativity and strategic thinking to every design-build project, ensuring team alignment and smooth execution at every stage of the process.

Passionate about travel and exploring new cultures, Katie draws inspiration from diverse environments, continuously fueling her fresh perspective on modern interior design and construction project leadership.
